For years, realtors have been asking me if they can steal my strategies, and I've assembled every single system, template, and marketing strategy that I use so you can copy and paste them right into your business, and that is High Performance Agent Academy.
Now, in case you don't know my story, here is the very, very short version. I've been in the industry for 20 years, and the first chapter of my business was my solo era, where I built my business gradually and very intentionally through referral, really just networking and meeting people out there.
By the way, this was before Facebook took off, and as social media kind of came into the picture, I really leaned into organic social media, Facebook in particular, and grew my business to about $15 million at that solo level, and at that point, I was really maxed out, and I was ready to build a team.
The second chapter was when I started my team in earnest, and this is back in 2013, and it has been over 12 years since I launched the Beliveau Group. At that time, I turned everything that I did into a system for lead gen, marketing, client service, events, backend, checklists, you name it.
That's where I really started to dial all of this in and focus on attracting as much business as possible without chasing, and that is where the magic really happened, as I really got into my sweet spot and grew my team to almost $50 million in annual sales volume.
Then I got to a point where honestly, I was feeling a little bored with the day-to-day of working with clients directly, and I was tapped on the shoulder, given an opportunity to help manage, lead, and build a real estate brokerage, which ironically hadn't been on my radar at all, but at that moment, it felt like the new challenge that maybe I wasn't even looking for.
I jumped into it, and that is when I fell in love with teaching and helping agents. I'm not your typical realtor exactly. I do have a big personality. I love people. I love helping people. I do love selling houses, but I also really love technology, marketing, and systems.
My time working with agents as a coach, recruiter, and trainer in the office was really where I was, “Oh, this is what I'm meant to be doing,” and ultimately, all of those experiences led me to where I am today.
I formed the Academy in 2022 and did that by distilling my very best systems, my tools, my tactics, all of my processes, my thought processes, and put that all into a course where I could help like-minded agents like me who are already successful and looking to get to their next level do that with me and not be limited by the brokerage brand or where you live or really anything at all.
Hence, the Academy was born and also this podcast.
The goal of this podcast is for you to really be able to listen directly from me, from my heart, from my experience, and start to sift through if this is for you.
I will say on a values level, the Academy is for you if you care about the same things as me.
Number one, putting relationships first and conducting yourself with extremely high integrity.
Number two, being the best agent you can be, being someone who always wants to learn and improve and be better.
Third, giving back to your community, really caring about people, where you live, being a resource, whether that's donating, being involved in nonprofits, or just being the best that you can be to your neighborhood, your clients, and your network.
I also really care about building a brand that's elevated, trusted, and recognized in my community, and that is one thing I'm so passionate about showing you how to do in the Academy.
And I also really love leveraging social media, organic technology, and systems to make my business bigger and easier to run.

I think the biggest thing for me early on in my career was getting over any feelings I had about being a cheesy salesperson, or chasing, or cold calling and prospecting.
I've experimented with a lot of it, and most of it I did not enjoy. It was not sustainable. It was not something I could see myself doing long-term.
I've made it my business to figure out how to be the person that people reach out to.
My whole game, if you want to call it a game, is to get people to come to me, to have the kind of reputation, and network, and resource library where people want what I have, and they come to me asking for it.
I'm not chasing. I'm not begging. I'm not competing as much as possible.
When it comes to the Academy, I only teach what I've personally done in my own business and proven to work.
For many years now, I have helped thousands of agents apply my tactics to their own businesses with great success.
Between coaching, and leading, and training at my brokerage, this podcast, the Academy, and even some lower cost digital products that I have available, I have helped so many people make small changes, big changes, and everything in between to really transform their business into being something that they genuinely enjoy and love doing.
I just want to give one example of something that was actually just a small mini project.
One of my former Academy students, Katie — by the way, I have a lot of Academy students who come to me that are very established, sometimes 10, 15, 20 years in the business, and they're looking for a refresh strategy to maybe not stop doing things they've been doing the old way.
A lot of people who've maybe tried to build a team, it didn't work the first time; they're either rebooting, or they're bringing their assistant along for the Academy.
Katie is a good example of kind of all of those things. She came to me looking to overhaul everything.
One thing that she was dealing with is that prior to joining the Academy, she had been collecting her past client reviews on lots of platforms, basically everywhere but Google.
That is something that I transitioned to as well in 2020 and have never looked back.
I have almost 200 Google reviews right now, all five-star, and we get a lot of organic Google business in addition to everything I do that's referral and sphere-centric.
She basically came to me and said, “Okay, I want to get all my Zillow reviews onto Google. Here's my plan.”
She told me her plan. Immediately, I saw a bunch of holes in it, and I was like, “Hold on, can I give you something — a completely different way to do this?”
She said, “Yes, of course. That's why I asked you.”
I gave her a simple game plan to follow. That is exactly what I did to get all of my past clients to move their reviews to Google and also start getting fresh reviews from all my current and future clients.
That plan I gave her was very different from what she had in mind. It was very easy for her to do — in fact, much easier than what she was planning.
In one week, she went from zero to 50 Google reviews. That is game-changing.
And the best part is that she actually had a lot of fun doing it.
That is the kind of way that I help my Academy students.
There is a huge course library within the Academy that I'll tell you about in a minute, but I also help people customize, figure out things on the fly, and also cut things out of their business that don't make sense anymore, that aren't working anymore, or cost too much time or energy.
I will say just candidly, my strategic mind for marketing creatively and using technology is unmatched in the industry.

First is the core curriculum, which is the backbone of the Academy.
Second is the bonus library with a lot of just bonus tactics and techniques and templates and little things — the Google review process is in there as an example.
The third piece is that you have access to me for coaching, mentoring, and support for the entire 12 months that you're a member of the Academy.
Fourth, we have several live Zooms every month with our in-house coach, and we help you implement. We have coworking sessions. She'll help you one-on-one with anything you need to make progress. We are there for you. You can count on us.

This public podcast that you're listening to — I recorded about 40 episodes. When I got to that point, I was like, “You know what? I've said what I need to say publicly. Everything else is for my students.”
Everything that I'm doing that's cutting edge right now is going to be inside the Academy.

Okay, now that you've heard from Jamie, maybe you can get a sense of how much heart and soul I put into the Academy — and the kind of people who enroll and how seriously they take this.
I want to talk to you about the core curriculum.
Again, it's the backbone of the Academy.
It's made up of 12 on-demand modules that walk you through my entire marketing, lead gen, and business system in a logical and systematic order.
Everything is on demand because I don't know about you, but I am too busy to show up at a scheduled Zoom at the same time every single week.
I used to do the Academy live. It was lovely to have live energy. But what happened is if people missed a module, they felt like they missed something.
Sometimes I had to pack what would have been three hours of quality content into 90 minutes to meet the timeline we had set.
Last year, I made a decision to re-record every single piece of the Academy so that every module had everything you would need — not leaving you with very many questions.
Although if you do, I happily answer them.
You can listen to the modules while you're driving. You can take them at your computer.
A lot of people re-listen while they're driving or walking or working out to really absorb.
The key thing is to know that you have 12 months to take these 12 modules.
Most of my students do one to two modules per month and then leave some months at the end for ongoing finessing and everything that comes from there.
I've broken the Academy into four pillars.
The first pillar is called Fortify Your Foundation.
There are two modules inside of it.
The first is also called Fortify Your Foundation.
This is where we get your database and CRM in order once and for all.
We clarify and fix any issues with how you're using your CRM, who's in it, who isn't, how you tag them, what you do — there are so many questions that all of us have about how to effectively manage our database. We cover all of that.
We also clarify and fix any issues with how you're using your time, your energy, your calendar, your habits, your client communication patterns, and any leaks in your pipeline and lead conversion.
I also put you on track with new goals and a simple, doable plan to track and execute them.
The second module within that first section of the Academy is called Manage Your Money Like a CEO.
The title really says it all.
We work on your money mindset. We inventory your finances.
We create a business budget, a business plan, and we set up a plan for essential things like paying your taxes every quarter, projecting profit, paying yourself a salary, and growing your net worth.
That is the first pillar where we get your house in order.
The second pillar is focused on tapping into your sphere of influence.
This is obviously for referral- and relationship-based agents — the most essential area to mine for more financial opportunity and freedom for the duration of your time in the business.
The first module within sphere of influence is on mastering email marketing, which I have a lot that I teach you to make email the sustainable, inexpensive foundation of your business.
Then I give you my definitive client event blueprint and teach you how to host client events — not only that your clients love, but that actually bring you business.
Then I have a module that I call more of an optional category — it’s about how to build your community with a Facebook group for your past clients and your sphere.
A lot of my students opt to do this. Some people, it’s just not their thing. Some are more Instagram people.
Some of my students put a pin in certain strategies and say, “You know what, I want to come back to this after I’ve mastered these other two things that are more of a priority.”
But if you are looking to nurture your past clients more, a Facebook group is such a simple, fun, and free way to do it.
Then I have a module on how to build a magnetic brand.
I teach you how to actually develop a brand — a logo, brand colors, everything — so that you can present online and create the image you want people to have of you and the type of clients and homes that you sell.
Then I have a course specifically on maximizing your organic Facebook presence — everything you need to know.
I want you to know my social media approach is simple. It’s grounded. It’s what regular people can actually do — not the influencers, not the 0.1% who go viral.
It’s about how you can be a regular but very good agent who has a Facebook presence that is highly effective.
I’m going to show you exactly that.
Then I have a module for the same thing for Instagram — leveraging your organic Instagram presence to its fullest potential without going viral or doing crazy things that just don’t make sense for who you are, your personality, or your time and energy.
The goal here is to help you be in touch with your sphere through simple, sustainable technology tools, social media tools, and maybe one or two client events a year where your referral and repeat business is on fire.
From there — and again, I always say this: layers of the cake — once we’ve made sure that your foundation is there, you’ve got everyone in your database, and you’re nurturing who you have, the third pillar builds on that and is focused on scaling and generating fresh leads.
This builds on the groundwork of the second pillar.
I have a special knack for building relationships online and turning them into business.
If you’re listening to this, I bet that’s because you’ve been part of that same phenomenon.
Truth be told, I rarely leave my house at this point to lead generate or do anything that involves building my business.
The two key modules inside the “Scaling and Generating Fresh New Leads” pillar teach you how to build online communities — I share my digital farm strategy.
I have sold over $15 million in real estate volume in the past few years from one Facebook group that I spend very little time and energy on at this point.
It is such a gift — I’m about to list a $1.1 million house today, in fact, it’s going live in the MLS later today — from that group.
I show you exactly how to do that.
I also teach you how to run simple online contests and giveaways that grow your database, give you fresh leads right now, and long-term expand your brand and the size of your email list and database.
My passion is helping you find your personalized lead gen formula, because the reality is lead generation is a daily necessity in the real estate industry.
But it doesn’t work long-term if you have to do things that you hate.
I teach you how to figure out what fits for your personality and also your time and energy — and make it as creative, fun, and sustainable as possible.
The fourth and final pillar builds on everything I’ve described — and that’s where we automate and systematize everything.
The end game for the Academy is that you’ve copy and pasted all of my essential systems into your business.
In the final two modules, I give you everything you need for the backend, as well as marketing and lead gen.
I give you my listing presentation, my buyer presentation, all of the emails that I send my clients, my checklists, my VIP client program — and your clients are going to be raving about your on-point communication and your organization.
I regularly have clients say one of the reasons they love working with us is because we’re so systematic — it gives them such a high level of trust and peace of mind.
I also help you tighten up your lead conversion and make sure you’re not losing leads in your pipeline that you could have been keeping.
I show you how to automate any key client gift touch points that you’d like — like when someone sends you a referral — and make sure you actually encourage and reward that.
I teach you how to get Google reviews from every client, like clockwork.
We even set up a VIP client reward system together that encourages referrals in a really simple, systematic way.
Alongside all of this training, you get my entire template library, which is a combination of things.
You get my email template library, which includes beautifully designed email templates for nurturing your database, your leads, and marketing your events.
You also get the drier but essential transaction-focused email templates that I use for everything — from when a new lead comes in, converting them to a listing appointment or buyer consultation, under contract emails, review requests, VIP invites, and Facebook group prompts.
Everything is there. You take them, copy them, put them in your Gmail account or CRM, and run. You don’t have to think or worry about anything.

There’s more I could tell you, but that’s the backbone of the Academy.
And on top of that, there is a bonus library with lead gen conversion resources, tactics to jumpstart your business if you're in a funky spot where things aren't flowing, team-building resources, and even resources related to the NAR settlement and all the changes we've made.

Sometimes people ask me questions where I'm like, “You know what? The question you're asking me has a few really important things underneath it.”
I find that people often come to me thinking they need one thing, and I can see through and under that to what they really need.
That is where the private podcast comes in.

Or if you ask me a question in the community, sometimes I’ll be like, “You know what? That’s a private podcast.”
I record it, upload it quickly, and then you have access to it long term.

The one thing I'll say is that I purposely designed the Academy as a 12-month experience because what I teach has real depth. It's not fluff.
The thing to know about a relationship- and referral-driven business is it’s not a quick fix. It’s not overnight.
The reality is it takes time to build something, but when you build it the right way — when you build your database and take care of it the right way — it will take care of you for the rest of your life.
I've done this long enough to know that great agents like you and I know what we should be doing.
But some of the things that we need to do in our business, we avoid because they're just not fun, not energizing, or we’re just busy.
We're on the go, we're driving around, our email inboxes are exploding.
I always say joining the Academy is a CEO-level decision.
It’s the decision to move into that CEO mindset and really take action and take control of your business.
You have to clarify the why.
Just one more deal from an organized CRM could be worth a $10,000 commission — maybe a lot more, depending on your price point.
Imagine what could happen when all of your contacts are truly in one place and getting high-quality marketing long term.
When you finally automate your emails using my system, just one past client reaching out to sell because they're finally hearing from you is worth double or triple the price of the Academy.

Email marketing is powerful, and that is why I start with it in the “Tap Into Your Sphere” section.
